Essential Sealing

Our foundational sealcoating treatment: a single coat of coal tar emulsion brushed and squeegeed across your entire driveway. Essential Sealing closes the surface pores that let water, salt, and oil work their way into the asphalt base, extending the life of your driveway for years at a fraction of replacement cost. It's the right choice for well-maintained driveways that just need routine protection — and it leaves a clean, jet-black finish that makes any home look sharp.

Best for: Driveways in good condition with minimal cracking. Recommended every 2–3 years as a maintenance treatment.

Premium Sealing

Premium Sealing is Essential Sealing plus a second coat, applied after the first has fully cured. The additional layer doubles the protection depth, filling minor surface irregularities and building a harder-wearing finish. If your driveway gets heavy vehicle traffic, sits under trees (sap, leaves, acorns), or faces a sun-baked southern exposure, the extra coat pays for itself in extended service life.

Best for: High-use driveways, UV-exposed surfaces, or homeowners who want the best protection and don't want to think about resealing for 3–5 years.

Crack Filling

Cracks are where asphalt failure starts. Water gets in, freezes, expands, and turns a hairline crack into a pothole. We hot-pour rubberized crack filler directly into the opening, sealing it flush with the surface before it can grow. Crack filling is always performed before sealcoating — you get the best result when the surface is sealed on top of a solid, crack-free base.

Best for: Driveways showing linear cracking. If you're already planning to seal, add crack filling for maximum protection — we'll assess during the estimate.

Driveway Packing

Over time the edges of a driveway can sink and lose material, leaving low spots that hold water or ruts that catch vehicle tires. Driveway packing restores the cross-section by adding compacted asphalt mix to low or eroded areas before sealing. The result is a level, safe surface that drains properly and supports a uniform sealcoat above.

Best for: Driveways with edge erosion, soft spots, or shallow depressions that don't yet warrant full replacement.

Small Repairs

Not every driveway problem needs a full replacement — or even a full seal. If you have an isolated pothole, a failed patch, or a section that's broken up but the rest of your driveway is solid, we can cut out the bad material, tamp in fresh asphalt mix, and have it sealed and blended in. Small repairs handled early prevent the damage from spreading to adjacent sections.

Best for: Localized damage — single potholes, failed prior patches, or corner/edge breakup on an otherwise sound driveway.

Oil & Spot Removal

Motor oil, transmission fluid, and brake fluid are the enemies of sealcoat — they chemically break down the emulsion and cause the coating to peel or fail in those spots. Before sealing, we treat oil stains with a degreasing primer that neutralizes the hydrocarbon contamination and gives the sealer something to bond to. For especially heavy spills, a spot of additional material is applied so the treated area blends with the surrounding surface.

Best for: Any driveway with oil stains, especially those in parking spots. Always recommend adding this before sealing if stains are present.
